How we build
All of this is behind drywall by the time a house is finished, which is exactly why we'd rather tell you now — and why we'll walk you through one while the walls are still open. Ask any builder you're comparing us to for the same list.
Structure
- 2x6 exterior walls on most plansDeeper cavity than the 2x4 framing most builders use at this price, which means more room for insulation and a stiffer wall. A few plans frame 2x4 — we'll tell you which before you sign, not after.
- Engineered floor systemI-joists or floor trusses depending on the plan — both run longer spans without the bounce and squeak of dimensional lumber.
- Engineered roof trussesShop-built to the plan, so the load path is designed rather than field-guessed.
Envelope & energy
- Zip System sheathingThe weather barrier is bonded to the panel and taped at every seam, instead of housewrap stapled on and hoping the laps hold.
- Ceiling penetrations sealed firstEvery fixture box and can light in the ceiling gets sealed before insulation goes in. Unsealed, those are the holes your conditioned air leaves through — and nobody can fix them once the attic is blown.
- R-38 blown attic insulationBlown to depth over a sealed ceiling, where it actually performs.
- Conditioned crawlspaceSealed and conditioned rather than vented, so a Southern summer’s humidity never gets under your floor. Warmer floors in winter, and none of the moisture problems a vented crawl invites.
Inside the house
- 9 ft ceilingsNine foot walls throughout, not eight. It is the single change that makes a 1,900 square foot house feel bigger than its number, and it is the first thing most builders cut.
- Granite or quartz countersStandard, not an upgrade. You pick the material and the slab.

Where we build
Florence, Alabama. Kilburn Cove sits in Lauderdale County, in a Shoals market that's grown steadily without turning into a subdivision factory. Two homesites left, lots 8 and 9.
Madison, Alabama. Laurel Oaks is down to a single homesite, lot 1. Madison stays one of the tightest markets in the state — the jobs around Research Park and the Arsenal keep demand ahead of what gets built, and existing homes rarely sit.
Winchester, Tennessee. Three homesites in The Highlands, lots 12, 42 and 43. Franklin County gives you room, lower taxes than most of the metro markets south of it, and Tims Ford Lake close by.
Decatur, Alabama. Two homesites in Morgan County — Lot 11 on Sorrento Place and Lot 7 on Cameron Street. Both are three-car garage plans, which is hard to find at this price anywhere in the Tennessee Valley.
Eight homesites total is the whole inventory, and that's on purpose. We would rather build eight houses we can stand behind than forty we can't keep up with. It also means the person who answers your call is the person who walks your framing.
Because we build across two states, we've had to get good at working with buyers who can't drive out every weekend. If you're relocating, we'll walk the homesite on video and send you the plat with the dimensions before you commit to anything.
